We aim to provide an outstanding service to private Landlords, supporting them all of the way from finding a tenant to moving them out.

In terms of finding a tenant, we work with our UK-wide network of trusted local Agents to provide our landlord clients with a complete service. Our Agents take a great deal of care over their marketing so that you can be sure that you get the correct marketing advice and presentation of your property. We work closely with them to give you the best possible income, advice and protection.

We also have the flexibility to offer a more bespoke service to landlords with multiple properties.

We have built our business by building long-term relationships. Effective and responsive Property Management is critical, because it’s important to balance the needs and wants of tenants with our goal of helping landlords have a profitable and enjoyable experience in letting their properties. Our team of contractors are insured, qualified and although our service is national, we try wherever possible to use local tradespeople so that our landlords get great value for money. We arrange regular property inspections so that we can be sure that our landlord’s property is being looked after as it should be.

Pre tenancy work is vital in getting a new let off to the right start. In our experience, Agents and landlords want happy tenants because happy tenants are more likely to pay rent on time and in full. They are also more likely to want to renew their tenancy when the time comes, which gives our landlords regular, reliable income and minimises void periods.

Our Pre-Tenancy Administration Service includes:

Obtaining Professional Referencing in good time including a fraud database search

  • Using the appropriate contract for each situation
  • Obtaining Professional Referencing in good time including a fraud database search
  • The accurate completion of that contract including rent periods / break clauses etc.
  • Prescribed information and timely deposit registration
  • Collecting move in monies and accounting for them correctly
  • Deregulation Act compliance including Gas and Electrical Safety Certificates (including the arrangements for these if required

Once moved in, the let is managed by one of our experienced and professional Property Managers who will form a relationship with you based on your requirements.

Protection if things go wrong

In our experience, landlords what four things above all others from their Property Manager.

  • They expect their rent to be paid in full and on time
  • They want their property to be respected and well looked after
  • They expect to get their property back when they want it back
  • They want excellent communication from their Property Manager

Finding a tenant to pay a fair market rent is one thing, protecting that rent so that you receive it regardless of whether or not your tenant pays is arguably even more important. We always recommend that our landlords take this protection, which is provided by Homelet, because it covers up to 15 month’s rent and £100,000 in legal expenses if needed.

Regardless of how thorough we are in referencing tenants, things can still go wrong further down the line. Tenants may have a perfect history, but that doesn’t help if they lose their employment, get sick or suffer a relationship breakdown. We are always on hand to talk to our landlords about protection their income for a very reasonable cost.

Services Explained

Let Only (LO)

This service includes the individual marketing of our landlord’s property having given evidence-based price advice, accompanied viewings, offer negotiation, the introduction of the best available tenant(s) and clear communication between all parties involved to facilitate a smooth move in process.

Rent Collection (RC)

Includes the Let Only service and in addition we will take responsibility for rent collection and effective arrears collection if necessary. We will process Rent and Legal Protection Claims, produce itemised monthly statements and process check out reports at the appropriate time. We will be available with help and advice if our landlords need it.

Fully Managed (FM)

Includes the Let Only and Rent collection services detailed above. Plus the coordination of property repairs and maintenance including an emergency out of hours service. We manage finances from rent received to minimise disruption for our landlords. We will serve the appropriate notices in a timely fashion as required and carry out the necessary negotiations at the end of the tenancy to agree any necessary deductions from the tenant’s security deposit.

Landlord set up fee

Includes two references, preparation of tenancy agreement, registration of security deposit, compliance (including the organising of gas safety, electrical safety, EPCs and compliance with the Deregulation Act). We will process payments quickly and produce clear financial statements for all parties involved. Additional £15 per reference above two.

If you require us to negotiate a deposit release, but you do not have a FM service.

Court attendance

We are happy to attend court for you, the cost will be done individually based on distance to the court and time required

Payment to non-UK bank account

This is if you require your rent or any other payment to be made to a non-UK bank.

Notices to tenants (LO and RC services only)

If you require us to serve any notices to your tenants, but do not have a FM service.

Application for a selective or HMO licence

If you require us to make an application to the local authority for a licence.

‘ARLA’ letter to a lender

If your lender requires us to confirm any details of your tenancy for a mortgage or re-mortgage.

Tenancy extension fee

The fee we would charge to organise an extension to the tenancy agreement.
